Description: We were contracted to supply and fit corrugated roof sheeting to a new extension being added to the original Bothy. The owners aim was to extend the residence, incorporating the original existing Bothy of local traditional sandstone and slate roof using cost-effective materials which would enhance and modernise the aesthetics of the original building and surrounding farm buildings.  This took meticulous planning and execution by our team.

The proposed 170m2 main roof covering was a corrugated red roof and 10m2 of walls sheets in the same system which linked in with the existing slate roof of the bothy and blended with the adjacent farm buildings and stonework.  To create more living space on the 2nd floor, the roof pitch was increased and a flat roof created rather than a ridge on half of the roof area.  This incorporated a further 23m2.  There was also a small outbuilding with a further 36m2 of corrugated metal roof.  The client also requested a mill finish aluminium or galvanised rainwater goods with a traditional half round gutter to tie-off the rustic roof system and natural look of the timber cladding.

Key Components of the Project

Guttering and Downpipes: Installed to match the original building, ensuring seamless integration.

Challenges and Solutions

Complex Junctions: The intersection of valleys, flat roofs, and junctions required extensive work to ensure all areas were watertight. Our team employed detailed craftsmanship and precision to address these complexities.
Roof Windows: Accurate cutting and fitting were essential to maintain watertight seams and joins. Specialized techniques were used to achieve a flawless installation.
Difficult Access: The unique shape of the building and adverse weather conditions, including snow and cold, presented significant challenges. Our team overcame these obstacles with innovative solutions and careful planning.

Project Outcome

The client had alot of input into the design and product choice of the build, even providing examples of the rainwater guttering on builds she had seen.  We had concerns about how we would reach an asthetically pleasing finish to meet the clients expectation with this type of product. There was alot of discussions, research and time that went into producing technical details that performed well in the extreme weather in the location and look good to the human eye.  It was a brave decision to deviate away from the standard roof materials for housing which resulted in good cost saving.  Everyone involved is delighted by the finish and quality workmanship which has resulted in a very striking property in a beautiful but rugged landscape.
